Our Team

Mike Hambright

Mike Hambright is the President of Recycled Capital Group and a professional real estate investor that has flipped hundreds of houses in the Dallas-Ft Worth, TX area, as well as coached and mentored others who buy thousands of houses per year nationally.   Mike and Lindsay own a portfolio of single family homes, and is a Principal owner in three large multimillion dollar apartments in Iowa, Arizona and Oklahoma.  Mike is also the founder of FlipNerd.com, and operates the nations hottest professional real estate mastermind group, Investor Fuel. Mike and his wife, Lindsay, own and manage The Investor Machine, a a lead generation advertising agency for real estate investors to reach motivated home sellers.
Mike has over 10 years in various financial management, strategy and general management roles. Mike lead a division of Simplexity, LLC (formally InPhonic, Inc, the 3rd largest cellular retailer in the US, which he grew from $ 2 MM in annual sales to over $10 MM within his first 6 months of joining the company. His division was also one of the most profitable in the company. He also spent 3 years in various strategy and corporate level support roles with RadioShack Corp, based in Fort Worth, TX. Prior to RadioShack, Mike was a financial analyst for Neiman Marcus in Dallas, TX and a portfolio analyst for NorthernTrust Bank in Chicago, IL.  

Mike has a BA in Finance from Illinois State University, and an MBA from the University of Texas at Austin.  Mike has also attended Executive Education courses at both Harvard University and the University of Chicago.
Lindsay Hambright is CFO of Recycled Capital Group, where she is responsible for acquisitions, investor relations, accounting and finance operations. She has over ten years experience in the real estate investment field, having owned and operated multiple HomeVestors franchises in the Dallas-Ft Worth, TX metroplex, flipping almost 200 homes with her husband, Mike, and acquiring a portfolio of 35 rental properties. 

Lindsay has over 20 years experience in finance - managing cash flow and profitability to performing due diligence to raising capital. Prior to working with Mike, Lindsay worked as a Director at FTI in their Corporate Restructuring group, where she provided consulting services and financial analysis for debtor companies in Chapter 11, as well as due diligence analysis for creditor constituencies.  Lindsay also spent several years at Frito-Lay in their finance and marketing groups and started her career on Wall Street at SG Cowen Securities as a financial analyst, assisting several health care clients raise capital in the equity markets. 

Lindsay earned her BSBA in 1997 with summa cum laude honors at Georgetown University in Washington DC,  with a double major in finance and accounting and an MBA from the University of Texas at Austin in 2003.

Our Investment Process

We look for opportunties where we can improve net operating income and asset value. 

STEP 1: Prequalify The Asset

Our acquisitions must meet strict due diligence and investor suitability requirements. Typically we look for:
- Strong historical cash flows
- Upside potential to increase net operating income and asset value
- Strong potential for exit, either as a single asset or combined with other properties as institutional grade investment portfolio.

STEP 2: Assemble The Funds and Close

We or our operators negotiate the preliminary terms, conditions and purchase price of the subject property and perform all due diligence, including an audit and verification of all stated net operating income, reconciliation with the seller's bank statements and a detailed examination of seller stated expenses.
We purchase each property in individual LLCs, and prepare all related documents associated with setting up a new LLC and the Offering Memorandum, including:
- Private placement memorandum
- Limited Partnership Offering memorandum
- Subscription Agreement.
Committed investors purchase shares in the new LLC and will execute these documents before funds will be invested.

STEP 3:  Manage The Asset And Execute Value Add Initiatives

Upon closing, the asset managment and transition begins. The property may be rebranded and our focus will be on implementing value added activities identified at the start of the acquisition process.

Within 90 days after the close of purchase escrow, we begin monthly reporting and distributions to the passive investors. All investor reports are sent via email and all partner distributions are electronic. We will also provide yearly tax reporting data to the investors (IRS form K1) until the partnership is dissolved or the investors are liquidated and paid in full.

  • Capital Improvements: resurface parking lot, repair stucco and re-paint building, resurface pool, install LED lighting, add WiFi and security cameras, resurface the roofs
  • Operational Improvements: require on-site manager and maintenance personnel live on site, improve tenant screening processes, enforce ACH payment policies and implement aggressive online marketing campaign to attract new tenants

Waterloo, IA

  • Acquired 75 student housing units on 12/1/2018
  • Capital Improvements: improved exterior lighting, repair roofs, add WiFi and security cameras and implement aggressive marketing campaign
  • Operational Improvements: engaged new on-site manager and maintenance person, add online advertising to attract new tenants and properly screen tenants

Campus Evolution in Weatherford, OK

  • Acquired 120 Units / 356 Bed student housing complex on 12/12/2019
  • Capital Improvements: Improve nighttime lighting on facility, add WiFi and security cameras, paint exterior of all buildings, repair perimeter fence 
  • Operational Improvements: Replace on-site manager and maintenance personnel, implement online advertising and tenant screening processes, implement energy efficient program, update vacant units with refresh standard

To invest with us, you must be considered an "accredited investor", as defined by the SEC, which is that you have:
  • Net Worth: You net worth or your joint net worth with a spouse must exceed $1,000,000, excluding the value of your personal residence.  
  • Income: Income must exceed $200,000 in the each of the last two years or joint income with a spouse must exceed $300,000 for those years with the expectation of the same income level in the current year.
